Godrej Properties Limited (GPL), the real estate development arm of the Godrej Group, through its wholly owned subsidiary Godrej Projects Development Private Limited (GPDPL), has entered into a Development Management Agreement with Ratnaraj Blessing Milestone, a partnership firm, to redevelop a private society, Kamgar Swa Sadan Cooperative Housing Society Limited, situated at Mahadeo Palav Marg, Currey Road, Mumbai.

Pune Municipal Corporation (PMC) began construction of a flyover stretching from Chavan Nagar to Bharati Vidyapeeth on Satara Road. This stretch, however, falls under the proposed Metro rail project route. 

The PMC has already approved the Detailed Project Report (DPR) for the Metro that has been prepared by the Delhi Metro Rail Corporation (DMRC). The Metro rail project as proposed under the DPR is to come up between Nigdi and Katraj, thus falling under the jurisdictions of both the Pune and Pimpri-Chinchwad municipal corporations. However, the PCMC has withdrawn from the project and so, the PMC has decided to implement the project from Vanaz to Ramwadi that falls under its jurisdiction. The Metro could be extended from Nigdi to Katraj later.

The stretch from Chavan Nagar to Bharati Vidyapeeth, accordingly, falls under the elevated section. But, if the PMC has decided to construct the flyover, then the question arises as to how can the elevated section of the Metro be built on this stretch. The Metro cannot pass over the flyover!

Godrej Properties Ltd. the real estate development arm of the Godrej Group, announced the launch of Phase II of Godrej E-City, its residential project in Electronic City, Bengaluru. Phase II will consist of two 5-storey buildings with total saleable area of approximately 2 lakh sq. ft.  Customers can choose from 2, 2.5 and 3 BHK apartments, ranging from 981 sq. ft. to 1,575 sq. ft.  at prices starting from about INR 42 lakhs. Also, 70% of the project will be covered in landscaped gardens and open spaces. 

As is the case for almost all Godrej Properties’ projects, Godrej E-City is also being developed through a partnership model. The project will be developed by Universal Builders and Godrej Properties will act as development manager.

After upgrading from single theatres to multiplexes, Indian moviegoers can now graduate to megaplexes and luxurious cinemas watching experience as international exhibitor, Cinépolis, one of the largest multiplexes chains in the world, readies to open its largest multiplex format called megaplex in India. The 15-screen megaplex (mega multiplex) will open in Pune at the Seasons Mall at Magarpatta City. This is India's largest such property with the next biggest property coming up at Thane.

Cinepolis will also be bringing its luxury brand called VIP screens, a concept started by Cinepolis in the West, to India at these two megaplexes, Milan Saini, MD and country head, Cinépolis India, said. This is part of the plans of the company to roll out 500 screens in India by 2016 and the megaplex will change the way people watch movies, says Saini.

"Multiplexes have done well and brought people back to cinema and revived the interest in movies. What we have now is the first generation multiplexes and now, it is the time to have the experience of megaplexes," says Saini. The average number of screens at the Indian multiplex is four and nobody has invested in a megaplex in India so far as it is very expensive to build and it requires large investment due to high land cost and rentals are steep, Saini adds. His company will be investing almost Rs 3 crore per screen in the megaplex.

The government will allow development of seven new townships spread over 20,000 hectares along the proposed Delhi-Jaipur Expressway. The Haryana government has already approved in-principle the plan for three new clusters in Manesar, Pataudi and Rewari, said senior government officials. Also, Rajasthan is expected to allow building four new townships in Behror, Kotputli, Sahapura and Chomu. These real estate projects are on the lines of the Yamuna Expressway, the road that connects Greater Noida and Agra.

SBI plans online approval for home loans via Credit Information Bureau of India (Cibil)



In a move that could improve its flow of home loans business, State Bank of IndiaBSE -0.75 % is putting in place an online sanction process which allows the bank to instantaneously approve loan amounts by linking its portal with Credit Information Bureau of India (Cibil).

The bank is in the process of appointing service providers who will put in place systems that will enable automated processing of the loan applications by verifying the information submitted online with Cibil's database. After the loan is approved by the system , the borrower will have to get supporting documents and get the property cleared. The online application process will be available to borrowers who wish to refinance their loans.

It will take a while for the system to be in place but once that's done it will be able to verify most of the records online. Once the loan is approved, it will be mapped to the nearest office based on pin code for disbursement. But while the loan approval will be instantaneous, the borrower would still have to get the property cleared.

SBI loans are the cheapest in the country and there is no reason why borrowers should go to another lender. The online application system will make it easier for borrowers who are tentative about getting their loans being approved.

SBI home loan disbursements doubled to Rs 150 crore a day after the bank cut rates in October. The bank charges 10% on loans up to Rs 30 lakh and 10.15% on loans above Rs 30 lakh. SBI has launched a festival offer where processing fee on loans sanctioned until Dec-end has been halved. The maximum fee has been capped at Rs 5,000.

Cibil officials said several foreign and private banks had put in place automated processing systems for consumer durable finance, credit cards and personal loans. But this was the first time that it was being done for home loans. Besides confirming information of borrowers' income and indebtedness , banks are able to confirm PAN details by connecting to NSDL servers. 

Recently, Standard Chartered introduced a solution where a digital application was given in-principle approval in five minutes. The loan would be disbursed after the borrower completing KYC documentation.

Lodha announces buying US Consulate property Washington House on Altamount Road in South Mumbai for Rs 341.82 cr


Realty developer Lodha Group has acquired Washington House, the US Consulate property on Altamount Road in South Mumbai, for Rs 341.82 crore.

Lodha will build a 30-storey tower housing sea-view apartments, the developer said in a statement. The project will be launched by March 2013. Property prices in Altamount Road currently range between Rs 80,000 per sq ft and Rs 110,000 psf.

ET had reported the deal between the two parties first on June 16, after the two agreed to the terms of the deal.

The property, where the US consulate officials used to reside, had a reserve price of Rs 350 crore and was one of two marquee properties the US government put up for sale in Mumbai, where property prices have shot up over the past few years.

The consulate had moved into its new premises in the Bandra-Kurla complex last year. Following this, both Lincoln House and Washington House were put on the block.

Tata Housing Development Company, has emerged as the highest bidder for the Lincoln House property with a bid of Rs 850 crore. 

Lodha Group, which recently also bought a prime Lower Parel land parcel from India's biggest builder DLF, has finalized the plan for development of a super-luxury, high-rise residential tower on the plot after demolishing the existing three-storey residential structure. The tower is being designed by Iranian born German architect, Hadi Teherani.

The structure at Altamount Road covers an area of 2,702 sq meters and is listed as a grade III property falling under Coastal Regulatory Zone II, the developer said in a release.

The plot will have total development potential of 1.2 lakh sq ft.
